Buildings in the manufacturing industry often require large clear spans for ease of manufacturing flow, access to process equipment, movement of material, etc as well as a design that accommodates overhead crane loads as well as multiple loading bays for the transport of product. Offices are often built on top of steel mezzanine structures or built out in separate, more architectural add-on buildings. Depending on the location and the desired esthetics, concrete tilt-up can be a competitive comparison to typical pre-engineered or conventional steel buildings.

The way that Colony can add the most value to a building project is to get involved as early as possible in a Design-Assist partnership. We assign a preconstruction manager during the design phase to attend all design meetings with the owner and consultants in order to provide input on constructability, costs, and schedule. In order to build a fully transparent partnership, we estimate the construction in an open-book fashion showing all costs and our associated fee (similar to a Construction Management deal). We then tender all scopes to sub-trades, make final sub/supplier selections together and lock into a fixed price to deliver the construction as the prime contractor.
